Of Action
Our objectives are the following:
A) To get as many qualified buyers as possible into your home or
property until it is SOLD.
B) To communicate the results of our
activities to you on a weekly basis.
C) To assist you in getting the
highest possible price for your property.
D) To help you identify potential
problem areas early on, so that we can address those issues sooner rather than
later and save you unneeded difficulty and stress.
E) To make suggestions, if and where
needed, that will help to make your property more saleable.
The following is our Plan Of Action for marketing your
property:
1)
Obtain an Abstract of Title to discover any known potential problems, liens or
encumbrances upon your property.
2) Submit your property to the
Local Multiple Listing Service.
3) We will promptly submit your
property to participating websites such as; realtor.com, hawaiinformation.com,
kauairealestate.net, homeseekers.com,
i-sell-real-estate.com
and blue-hawaii-properties.com. This
will expose your property to literally millions of people.
4) Prepare a flyer of your
property and fax it to every real estate office on the island once a month.
5)
Broadcast an email featuring a flyer of your property to other Realtors
for their clients and potential buyers.
6) Contact our buyers and
notify them of your property
' s availability.
7) Arrange a tour of your
property with other active Realtors in the district.
8) Develop a list of features
and benefits of your home that we can expose in all of our advertising efforts.
9) Suggest and advise you as to
any changes you might want to make in your property to make it even more
marketable to prospective buyers.
10) Update you as to any changes you
might want to make in your property based on feedback from potential buyers and
other Realtors.
11) Contact property owners in the
surrounding area, they may want or know someone who wants to buy in your area.
12) Add additional exposure through a
professional Real Estate sign and optional lock-box.
13) Hold open house when possible.
14) Advertise when necessary in
publications such as Homes & Land, Kauai Real Estate, Current Listings,
Unique Homes and others.
15)
Produce optional CDROM Inter-Active Virtual Tour for mailings.
16) Post Virtual Tour on our websites
and MLS.
17) When possible, pre-qualify
prospective buyers.
18) Notify you of all the various
methods of financing that your buyer may want to use.
19)
Follow up on all showings of your property to answer questions and obtain
feedback.
20) Deliver a copy of the Multiple
Listing Service information for your approval, also a copy of all advertisements
that are to be published.
21) Represent you upon the
presentation of all offers and to help in negotiating the best possible price
and terms.
22) Follow up and keep you informed,
after the contract has been accepted, on all mortgage, title and other closing
procedures. This is when the real
work starts!
23) Meet with you at closing or
arrange to deliver your check upon closing.
